How much does a house extension cost? As a guide, a single-storey build runs from £1,500 to £2,500 per square metre. Going up a floor costs around 50% more for the same footprint but doubles the usable space, which often makes a two-storey extension the better value. Add a 10 to 15% contingency and VAT at 20%, and you have a realistic budget.
